Calculation Basis
Applies Article 20 and Appendix 1 of South Korea’s Enforcement Rule of the Licensed Real Estate Agents Act, including housing ceilings, qualifying-officetel and other-property rates, and the monthly-rent transaction-value formula. The result is for one client, with VAT added only when selected.
Reference Limits
A provincial or metropolitan ordinance and negotiation may produce a lower housing fee. This calculator cannot determine officetel facility eligibility, the housing-area share of a mixed building, presale-right or exchange value, reimbursable expenses, VAT documentation, or every contract-specific fact.
When to Confirm Officially
Before signing, review the brokerage-fee calculation on the property explanation form, the broker’s business information, and the ordinance where the brokerage office is located. Agree in writing on the applied rate, VAT, and reimbursable expenses.

The applied rate cannot exceed the statutory ceiling. Some lower-value housing bands use the smaller of the rate-based amount and a separate monetary cap, while monthly rent must first be converted to the statutory transaction value.

- 1. Deposit + monthly rent × 100 = KRW 5,000,000 + KRW 35,000,000 = KRW 40,000,000, below KRW 50 million.
- 2. Recalculate as deposit + monthly rent × 70 = KRW 5,000,000 + KRW 24,500,000 = KRW 29,500,000.
- 3. The brokerage-fee ceiling is KRW 29,500,000 × 0.4% = KRW 118,000.
- 4. Adding selected VAT of KRW 11,800 produces an estimated total of KRW 129,800.
The estimated amount payable by one client is KRW 129,800 when the ceiling rate and 10% VAT are assumed.
How to read the result
- A ceiling rate is not an automatically fixed rate. Enter the lower negotiated rate when you want to compare the amount expected on the contract.
- For monthly rent, do not choose the rate band from the deposit alone; first apply the statutory ×100 or ×70 conversion.
Conditions that change the result
- The applicable metropolitan or provincial housing ordinance should also be checked. The calculator uses the national statutory ceiling table.
- It does not automatically determine presale-right value, exchange value, mixed-use classification, officetel facility eligibility, expenses, or VAT documentation.
Common input mistakes
- Treating the ceiling amount as a non-negotiable fixed commission can overstate the fee actually agreed in the contract.
- Selecting the qualifying-officetel rate without meeting its conditions or reading the result as both parties’ combined fee changes the meaning of the estimate.

FAQ
Q.Must I pay the entire calculated amount?
No. The statutory maximum is a ceiling, not a mandatory fixed fee. The client and licensed broker may agree on a lower rate within the applicable local ordinance.
Q.Why is monthly rent multiplied by 100 or 70?
South Korea’s enforcement rule defines the transaction-value conversion. Deposit and 100 months of rent are added first; only when that result is below KRW 50 million is the value recalculated using 70 months of rent.
Q.Does every officetel use the 0.5% or 0.4% ceiling?
No. The separate rate requires an exclusive area of 85㎡ or less and all statutory private kitchen, flush-toilet, and bathing-facility conditions. Otherwise, check the Other real estate rules.
Q.Should I always add 10% VAT?
Check whether VAT is stated separately, the brokerage business information, and the supporting tax document. The calculator offers the option for comparison but does not determine the broker’s individual tax documentation.
Q.Does the result combine the buyer’s and seller’s fees?
No. It is the amount for one client: buyer or seller, tenant or landlord. Each side should check its own agreement with the broker.
